Winter Maintenance Guide for a Safe & Comfortable Home

To help avoid loss and ensure your home stays safe and warm this winter, please review the common seasonal issues below. Some are tenant responsibilities to avoid, and some are landlord responsibilities—please call maintenance if needed.

❄️ Frozen Exterior Pipes
Drain water and close the valve before winter arrives. Exterior water pipes freeze when temperatures drop, causing expensive burst pipes and water damage.
- Disconnect all garden hoses
- Drain hoses completely and store indoors
- Shut off interior water supply valves to outdoor faucets
- Open exterior faucets to let remaining water drain
- Do this in September/October before first freeze
🐭 Pests & Mice (Seasonal)
Winter brings rodents seeking warm shelter. Holiday celebrations mean more food and debris in homes. Crumbs and trash attract pests and create expensive infestations.
- Store all food in sealed, airtight containers
- Clean up immediately after meals and celebrations
- Sweep and vacuum regularly to remove crumbs
- Take garbage out regularly; don't let it accumulate
- Don't leave pet food out overnight
- Seal gaps around doors, windows, and pipes
⚠️ Carbon Monoxide Safety
Test CO detectors regularly and change batteries annually to ensure your safety during heating season.
- Install CO detectors near sleeping areas
- Change batteries once per year
- Test detectors monthly
- Never use outdoor heaters, grills, or charcoal inside
- If alarm sounds, evacuate immediately and call 911
🔥 Heating System - Clean Filters & Vents
Dirty furnace filters reduce heating efficiency and cause your system to work harder. Blocked vents prevent warm air from circulating.
- Replace furnace filters monthly during heating season
- Clean or vacuum blocked air vents throughout house
- Move furniture and rugs away from vents
- Keep furnace intake area clear of dust and debris
- Ensure exhaust vents outside are not blocked by snow/ice
🪟 Window & Door Sealing
Winter moisture and water seep through poor seals. Rain, snow, and freeze-thaw cycles force water through gaps. You can help prevent this.
- Inspect windows and doors for visible gaps or cracks
- Look for water stains around frames (report if found)
- Use exhaust fans in bathrooms and kitchen to remove moisture
- Wipe down window condensation regularly
- Keep humidity at reasonable levels
🛷 Icy Sidewalks & De-icing Prevention
Prevent slip and fall hazards by keeping walkways clear of ice. De-icing materials help prevent injuries and liability issues.
- Remove snow and ice from walkways and entry areas promptly
- Use ice scraper on vehicles, not hot water (hot water causes re-freezing)
- Apply sand or pet-safe ice melt to walkways during icy conditions
- Clear sidewalks within 24 hours after snowfall (per city bylaw)
- Don't use salt or harsh chemicals that damage property
❄️ Snow Removal According to City Bylaws
Follow city snow removal requirements to avoid fines. Most municipalities require snow/ice removal within 24 hours of snowfall.
- Shovel snow from assigned areas (driveway, patio, entry path)
- Clear snow within 24 hours of snowfall ending per city bylaw
- Remove snow piles that block visibility at driveways and intersections
- Don't throw snow onto sidewalk or neighbor's property
- Ensure emergency access routes remain clear
♻️ Garbage & Recycling - Follow City Rules
Proper waste management prevents fines and keeps our community clean. Follow all city bylaws regarding garbage and recycling.
- Use only approved bins/containers for garbage and recycling
- Keep garbage bins closed and secured at all times
- Place bins out only on collection day, not days before
- Return bins to storage area within 24 hours of collection
- Don't overfill bins; ensure lids close completely
- Sort waste correctly: organic, recycling, and garbage
- Never leave garbage or debris on property or street
🌧️ Frozen Gutters & Drainage
If trees are nearby with many dropping leaves, water accumulates in gutters. During freeze-thaw cycles, this causes water backup, ice formation, and leaks into the attic.
