COVID-19 has shifted the way that many people conduct business, even preventing some from working at all. For property managers, we have managed to overcome the obstacles that COVID-19 has presented us with, and have found a way in order to help our clients secure a new home in a way that protects both us, them, and the community as well. By following the process detailed below, clients can find a new home safely and securely in the comfort of their home.

By using cameras and a technology called Matterport, we are able to showcase available homes and suites to potential clients by allowing them to virtually explore every nook and cranny of the home they are interested in. Clients are able to move freely from room to room, turn the camera to look at the space around them, and get closer looks at features by moving closer. A wonderful feature of Matterport as well, is that clients can return to the property’s page at any time and retake the tour should they want a second look or to share the home with a family member or friend.

While virtual tours are incredibly helpful during this time of social distancing, they may not give the client every piece of information that they need in order to make an informed decision. That is why those who seek further information are encouraged to contact the property manager who has extensive knowledge of the property in question and will be able to answer any and all questions and concerns that the client may have.

Next, it is recommended that any clients who are interested in the property read up on the bylaws and terms of the lease, to rule out any conflicts that it may impose on their life. For example, some bylaws state that the home may only house 2 pets at any given time. For families who have more than 2 pets, the property will not be a good fit for them and will have to seek out other properties that allow more than 2 pets. Other terms and conditions may state the minimum length of the tenancy, so for those who are unable to commit to 6 months or a year may want to reconsider applying for the property.

If everything falls into place, clients may then submit an application for the property. Approved applicants at this step will be given the chance to take a real tour through the home to inspect everything they were not able to with the virtual 3D tour. The approval process goes fairly quickly, so only clients who are serious about renting or buying the property are encouraged to apply as it saves a lot of time for everyone involved.

Once the at-home tour has been conducted, applicants will get the chance to make the property theirs. Like with the application, all interactions can be done electronically to avoid in-person contact. Applicants may send their deposit and any fees via e-Transfer, and sign contracts and leases electronically. Copies will be distributed and safely stored for ease of access and convenience.
